Completed in 2019, the renovation of the historic 90-year-old Orpheum Theater in Downtown Albuquerque included updating the existing multi-purpose theater space, retrofitting 10,000SF of existing ground floor to function as office/meeting spaces, the addition of a conference room, and upgrades to overall building systems and second-floor apartments.
Acting as a gateway to the Barelas district in Albuquerque, Orpheum features an industrial palette and integrated building systems approach, which allowed us to work with an 'office box' concept that focuses on bringing the building's presence to the forefront and makes efficient use of natural lighting throughout.
Close coordination with MEP engineers on projects such as these is one of the key elements crucial to a project's completion- and what allowed us to successfully route an entirely new exposed high-efficiency HVAC system despite tight constraints due to existing conditions.
